How we approach a renovation

Renovating is harder than building new. You are working with what is already there, and a share of the decisions come down to what the builder finds once the walls are open. That is why the builder matters more on a renovation than on almost any other project.

Tom Robilliard manages every project with regular site meetings and clear progress updates. At handover, you’ll receive a detailed walkthrough and a customised home manual, followed by 12 months of maintenance support to ensure everything performs as it should.

Our wider team are carpenters as well as builders, which shows in the parts of a renovation people notice most: how new joinery, trims and junctions meet the original fabric of the house.

Sunshine Coast homes built in the 70s and 80s hide things. Rot behind cladding, walls that turn out to be load bearing, wiring that has to come out, asbestos. We investigate as much as we can before quoting and allow properly for what we cannot see. What we will not do is quote low, start work, then hand you a variation every fortnight.

Before construction starts you get concept plans and an early cost estimate, then finalised plans, a detailed quote and a construction schedule with milestones. If you have an architect or designer, send their plans through before our initial meeting and we will review them properly. If you have not appointed anyone, we can introduce you to the design team we work with.

Through construction you get weekly  site meetings on your own job,  weekly reports covering work completed and what is coming next, and 24/7 Wunderbuild  access to progress photos that are updated daily, expenses and the selections you need to make.

We take on whole home and major structural renovations rather than single room updates. If you are planning one bathroom or a cosmetic refresh, we will tell you early rather than waste your time.

T Casa Projects renovates, extends and builds homes across Noosa and the surrounding Sunshine Coast. Founder Tom Robilliard has 16 years in construction and has lived in the Noosa area for more than 20 years.

What to Expect

Three objections that stop people enquiring, named plainly, with how we handle each one.

1. What the builder finds once the walls come off

We investigate as far as we can before quoting and allow for the likely unknowns. If something genuinely unforeseen appears, you hear about it the same day, with the options and what each one costs. You are not handed a surprise at invoice stage.

2. Keeping your home clean, safe and secure

We plan how the site is set up before work starts, so noise, dust and mess are contained and the parts of the house not under construction stay protected. Work areas are secured at the end of each day, and we agree access and working hours with you upfront so there are no surprises once the crew is on site.

3. New work that looks bolted onto an old house

Our team are carpenters first. The result of a renovation comes down to how new joinery, trims, floor levels and ceiling junctions meet the original house. We plan those details before construction rather than resolving them on site.
